Buyers Home Inspection

A Buyers Inspection is for individual(s) that are about to purchase a home. We perform a comprehensive inspection to let you know if there are any issues related to safety and the normal operation of the home. We inspect the roof, grounds, interior and exterior, electrical, plumbing, of the home and much more. We do not look at the cosmetics, we look for the issues that are safety related and those that impact on the value of the home. A complete Home Inspection takes about 3-4 hours, so if you are going to be attending, please make sure allow the appropriate amount of time. A comprehensive report is completed and delivered to you within 24 hours after the inspection. Your Inspector will be available after to answer any questions you might have and explain any part of the report that isn't clear to you.**


Pre Listing/Sellers Inspection

A Pre-Listing Inspection is the same as a Buyers Inspection with one difference, it is conducted for the person selling the home, either during the listing process or preferable before you decide to list. We know that people take care of their properties, you fix things when they break and when something comes to your attention , you make the corrections. But how many people know how old their hot water heater is? How many times do you go up and walk your roof and look for loose or missing shingles? Have you ever taken off the cover of your electrical panel? We don't recommend you do, but those are just some of the places where we as Inspectors find deficiencies that could really put strain on you when it comes to closing the deal on your house. Wouldn't you rather know if there are any defects with your home that could be easily repaired by a Licensed Professional? You can take the time and shop for estimates. If you would, then a Pre-Inspection is what you are looking for. Your Inspector will come to your home and inspect it as if it was a Buyers Inspection. You can use this to price your home accordingly knowing that most buyers have a Home Inspection done before a purchase. You could always use it as a marketing tool for the sale of your house to show perspective buyers that there are no surprises. This inspection takes about 3-4 hours, please make sure allow the appropriate amount of time. A comprehensive report is completed and delivered to you within 24 hours after the inspection. Your Inspector will be available after to answer any questions you might have and explain any part of the report that isn't clear to you and help you to understand what needs to be done to make the sale be less stressful. The pre-sale report is shared with no one but the owner/client. You as the client decides who gets to see it. If you choose, you can share it with perspective buyers and let them know you took the time to see the condition of your home and fix any deficiencies found.**


4 Point Inspection

A 4 Point Inspection is usually required on older homes after they are purchased in order to get insurance. It covers the main concern insurance carriers have. The inspection includes the roof, the electrical, the plumbing, including the hot water heater and the HVAC unit. This type of inspection typically takes about 1 hour if there is easy access to the necessary items. This report is typically shared with your insurance agent in order for you to get an insurance binder. This report will be delivered to you by email within 24 hours after the inspection is completed and if you wish, we could send it to your insurance agent as well. Your Inspector will be available after to answer any questions you might have and explain any part of the report that isn't clear to you.**


Wind Mitigation Inspection

Florida's not only know for oranges, they are also know for hurricanes. The "standards for home construction" received some updating, and those updates if they are documented on a Florida Wind Mitigation Report can produce some considerable savings on your insurance costs. Although your inspector will conduct an inspection and complete the report, there are a few things that you will need to do prior to the inspection, and these things can save you additional money on your insurance costs. If your home was built in 2004 or later and you don't have a current wind mitigation report, you need to call your insurance agent and see if you are currently getting any wind mitigation discounts. If your home was built in 2002 or 2003, you need to get a copy of your construction permit (can usually get at your county office or sometimes online) and see if the permit was applied for after 03/01/2002. If your date of application is after March 1st 2002, once again, you need to call your insurance agent.

-If your house wasn't built before these dates, not to worry, you may still have some discounts coming your way. Did you install new windows, doors, garage doors, or have your roof replaced? 

-If you have a hip roof, you are really missing out. If you're not familiar with what a hip roof is, it basically looks like a pyramid.

Bottom line whatever age your home, it doesn't hurt to call and talk to an Inspector to see if a Wind Mitigation Inspection might help you. Wind Mitigation Inspections take about 1 hour, but its imperative that the inspector has access to the attic, and the interior of the house. Pool Inspection

Some people have had pools their entire life and some never. There are responsibilities that go with pool ownership. As an additional feature to your Home Inspection, we offer to inspect the pool, filter, and other components to make sure they are operating as intended, for a small additional fee. Your inspector will be an InterNACHI Certified Pool and Spa Inspector. A comprehensive report is completed and delivered to you within 24 hours after the inspection. Your Inspector will be available after to answer any questions you might have and explain any part of the report that isn't clear to you.**


Spa Inspection

Spas and pools go hand in hand, but there are differences between them. If the house you are going to purchase has a spa and you've never had one, we will be happy to inspect it for a small additional fee. Your inspector will be an InterNACHI Certified Pool and Spa Inspector. A comprehensive report is completed and delivered to you within 24 hours after the inspection.
